WOOD INFESTATION REPORT
The only wood infestation report to be used by South Carolina pest control operators is the Official South Carolina Wood Infestation Report (Form #CL-100). The Wood Infestation Report is a very important document. The potential buyer depends on this report to help in the decision-making process concerning their real estate purchase. The improper completion of this report will cause the buyer to be mislead about the purchase, which could prove to be costly.
The Wood Infestation Report is to be used to report the presence or apparent absence of any wood-destroying organisms and/ or their damage. Wood-destroying organisms are termites, wood-destroying beetles, fungi or moisture conditions conductive to infestation. Please note that fungi and fungi damage inspection and reporting are limited to the areas below the first main floor level.
The complete report should be read carefully by all concerned parties, paying particular attention to the introductory statements and the conditions governing the report, which are printed on the back. You should know that Wood Infestation Reports are difficult to perform correctly at best. Termites are capable of finding the only possible entry point into a structure. They only need 1/32 of an inch crack between mortar joints and concrete expansions joints to enter a structure. In addition, termites can access a structure through masonry voids such as hollow block and double brick. They can infest finished floors covered by vinyl flooring or carpeting, interior walls and other inaccessible areas not visible to the human eye. That is why it is important to understand that disclosure of infestation and/or damage can only be reported on what is visible and accessible for inspection.The Wood Infestation Report is not a warranty or guarantee to the absence of wood-destroying organisms; rather it is a report of the apparent absence of these wood-destroying organisms at the time of inspection.
